Most carbon steel pipe content online is written for refinery and power-plant engineers. Building services — fire sprinkler risers, plumbing stacks, HVAC chilled-water mains, compressed-air drops — use a different sub-set of standards, a different wall-thickness logic, and a different set of joint systems. This guide closes that gap, drawing on three decades of mill-direct supply from EZ Steel Industrial.
On a process line, the engineer picks the pipe standard from the design pressure and the medium. On a building-services job, the engineer also has to satisfy the local fire authority, the plumbing code, the HVAC designer, and the insurance carrier — and the people who wrote those clauses had very different pipe in mind. A 300-psi refinery line and a 175-psi fire sprinkler main are both "pressure pipe", but they are not the same product, and they are not the same MTC.
We have shipped carbon steel pipe into data centres in Singapore, hospital risers in the Middle East, high-rise plumbing stacks in East Africa, and chiller rooms in Southeast Asia. The materials look similar on a P&ID, but the spec sheets, the third-party approvals, and the joint systems on each project are not. That is the lens this guide is written through.
Before you write a single line of the spec, match the application to the standard. Most of the confusion on a building-services PO comes from picking the wrong standard — typically by copying a refinery spec onto a plumbing job, or vice versa. Here is the shortlist we use.
| Standard | Product form | Typical service |
|---|---|---|
| ASTM A53 Type E / S, Grade A or B | ERW (Type E) or seamless (Type S); plain or hot-dip galvanized | Plumbing risers, HVAC chilled water, compressed air, general low-pressure water |
| ASTM A795 / A795M | ERW, Schedule 10, 40 or Special-Shape (XS); often black or hot-dip galvanized | Fire sprinkler mains, standpipes, branch lines (NFPA 13 / 14) |
| EN 10255 (formerly BS 1387) | ERW, Medium, Heavy or Light series; black or hot-dip galvanized | Water, gas, heating, fire-fighting in EU / UK / Commonwealth projects |
| GB/T 3091 | ERW, hot-dip galvanized, Q195 / Q215 / Q235 / Q345 grade | Low-pressure water, gas, fire-fighting in domestic and Belt-and-Road projects |
| JIS G3452 (SGP) / G3454 (STPG) | Carbon steel pipe for ordinary pressure service / pressure service | Japanese and ASEAN plumbing, HVAC, fire mains |
Three practical points. First, A53 and A795 are not interchangeable — A795 has tighter weld, hydrotest and dimensional controls and is the correct pick for UL-listed sprinkler work. Second, EN 10255 is the most common spec we see on African, Middle Eastern and South-East Asian building projects, and it pairs naturally with the threaded fittings we keep on the same shelf. Third, on any project where the spec calls for "galvanized pipe", confirm whether it is hot-dip galvanized (BS 729 / ASTM A53 / EN 10255) or in-line zinc-coated (GB/T 3091) — they behave very differently in salt-spray testing.
Refinery pipe is sized by ASME B31.3 and the schedule is forced by the design pressure. Building-services pipe is sized by a code book that already chose the schedule for you: NFPA 13, BS 9990, the local plumbing code, or the chiller-room standard. Get the schedule wrong and the fitting family changes with it. Here is how the four most common schedules break down.
Field rule of thumb: if the line is going to be threaded on site, do not specify Sch 10. The wall is too thin for an NPT or BSP thread to hold. For threaded work we default to Sch 40 (A53 Type S or E Grade B, EN 10255 Medium or Heavy).
Fire-sprinkler pipe is the only product in the building-services pack that almost always needs a third-party mark. The pipe itself does not get wet (in a dry system) or does not need to perform a leak-tight function — what it needs is a chain of traceability that an inspector can audit. The four marks the world looks for are:
Our A795 line ships with the appropriate certificate pack from the mill, and the same MTC bundle is extended to the matching pipe fittings (grooved, threaded, flanged) so the inspector does not have to chase a second supplier for traceability.
A building-services spec is mostly a joint-system spec. Once the joint family is fixed, the pipe schedule, the fitting type, and the certification are usually forced by it. The four families in regular use:
The default for plumbing, gas, and small-bore fire risers. Sch 40 or EN 10255 Medium / Heavy pipe, paired with ASME B16.3 malleable iron or ASME B16.4 steel threaded fittings. Use PTFE tape or anaerobic sealant on the threads, and specify a thread-protective end cap for site storage. Watch the galvanizing thickness — over-galvanized threads can run out of tolerance.
The default for fire-sprinkler mains, large HVAC risers, and any line that has to be installed fast on a tight site. Sch 10 or Sch 40 A795 in 1 in. through 12 in. with a roll- or cut-grooved end. Pairs with ductile-iron grooved fittings. We ship the same heat-number pipe with the same coupling gasket compound (EPDM for water, nitrile for air, silicone for dry systems) so the system has one traceability file.
Used at equipment connections (pumps, chillers, AHUs, sprinkler riser manifolds, valve assemblies) where the joint has to be broken for maintenance. Pipe flanges in Class 125 / 150 cast iron or forged steel, matched to steel flanges on the equipment side. The flange faces (RF flat face vs. raised face) must be agreed up front — most building-services equipment uses flat face, most process equipment uses raised face. Our 480,000+ ton mill keeps both face types in stock and ships them on the same vessel as the pipe.
Reserved for high-pressure HVAC, boiler-feed risers, and large-diameter plant-air lines. Pairs with butt weld fittings in Sch 40 or Sch 80 to ASME B16.9, and uses gasket stud bolt nut kits on the flanged connections. Welder qualification (ASME IX or AWS D1.1) should be on the spec; most mill-direct mills will align with the contractor's WPS for free.
Building-services is unforgiving on material mixing. A 304 stainless flange on a galvanized pipe leaks. A non-asbestos gasket in a hot-water system does not last. A carbon steel stud bolt in a humid plant room rusts through in three years. Walk through this material map before you issue the PO.
| Service | Pipe | Fitting / Flange | Gasket & Bolting |
|---|---|---|---|
| Cold potable water, plumbing | A53 Type E/S Grade B, hot-dip galvanized, Sch 40 | Galvanized malleable iron threaded fittings (B16.3) or galvanized ductile-iron grooved | EPDM gasket (grooved); zinc-plated or hot-dip stud bolt kit (B7 / 2H not required) |
| Fire sprinkler (wet) | A795 Sch 10 / 40, UL / FM marked, black or galvanized | UL-listed ductile-iron grooved fittings or Sch 40 threaded fittings | EPDM gasket (grooved); zinc-plated stud bolt kit on flanged risers |
| Fire sprinkler (dry) | A795 Sch 40, black, internally galvanized optional | UL-listed grooved fittings, silicone gaskets at couplings | Silicone gasket (dry), zinc-plated stud bolt kit |
| HVAC chilled water | A53 Type E/S Grade B Sch 40, black or galvanized | Butt-weld fittings (B16.9) on 2½ in. and up; threaded on smaller | Compressed non-asbestos gasket (B16.21), zinc-plated stud bolt kit |
| Boiler feed / high-pressure hot water | A53 Type S Grade B Sch 80 or A106 Sch 80 | Forged steel threaded (B16.4) or butt-weld (B16.9) | Spiral-wound gasket (B16.20), alloy stud bolt kit (B7 / 2H) |
| Compressed air (oil-free, plant) | A53 Type S Grade B Sch 40, galvanized for clean rooms | Galvanized malleable iron threaded fittings, or stainless press-fit for clean rooms | EPDM or PTFE gasket at equipment flanges; zinc-plated bolts |
| Domestic hot water (above 60 °C) | A53 Type S Grade B Sch 40, black (galvanizing not recommended above 60 °C) | Black malleable iron threaded fittings, or carbon steel butt-weld on 2½ in. and up | Non-asbestos gasket; zinc-plated or B7 stud bolt kit |
On any project where the service will eventually see a corrosive environment — plant room, basement, kitchen riser, hospital steriliser room — the bolt kit and the gasket deserve a second look. Gasket stud bolt nut kits are the lowest-cost line in the package, and the first to cause a leak when mis-specified.
Most building-services buyers do not have a piping engineer on staff — they have an MEP contractor, a fire-sprinkler sub, and sometimes a third-party project manager. The risk is that each sub writes their own PO, ships in three weeks of staggered deliveries, and the inspector is left reconciling three certificate packs against the same drawing. We solve this by shipping the entire mechanical package on one PO.
For a typical 30-storey high-rise, the package is: carbon steel pipe in A53 / A795 (plumbing + sprinkler + HVAC + risers), stainless steel pipe in 304 / 316 for clean-side and steriliser drops, pipe fittings in malleable iron (threaded) and carbon steel (butt-weld), pipe flanges in Class 125 / 150, steel flanges for the equipment side, gasket stud bolt nut kits matched to the flange class, and industrial valves for the riser isolation. One EN 10204 3.1 certificate pack, one bill of lading, one point of accountability.
These are the five mistakes that show up on the inspection day, not on the drawing day.
Send this list to the contractor at RFQ stage. It is the same list we walk through with the engineering team on a hospital, a data centre or a high-rise before the first PO.
Building-services buyers usually underestimate how much of their PO ends up at a stockist or a trading house — even when the invoice says "manufacturer". The pipe was almost certainly made at one of a handful of Chinese mills, the fittings at another, the flanges at a third, and the gaskets at a fourth, and the trading house stitched them together. The inspector sees the result. The certificate pack is the easiest place for the chain to break.
We have spent thirty years building the alternative. EZ Steel Industrial makes carbon steel pipe, stainless steel pipe, pipe fittings, pipe flanges, and supplies gasket stud bolt nut kits and industrial valves on the same mill order. A single 480,000+ ton capacity, a single ISO 9001 lab, and a single certificate pack. That is the supply model that survives an insurance audit, a fire-authority inspection, and a contractor's site deadline at the same time.
Send your drawing list, your standards table, and your third-party-cert requirements to export@ezsteelpipe.com or call +86 731 8870 6116.
